What a Written Kitchen Remodel Proposal Should Include

A single lump-sum number is not a proposal. Here is what a clear one covers, so you can compare apples to apples.

Kitchen base cabinets installed before countertops

Scope by category

Demolition, framing, plumbing, electrical, drywall and paint, flooring, cabinets, countertops, backsplash, fixtures, lighting, trim and cleanup, each marked as included or not included.

Exclusions

What is not in the price: for example appliances, permit fees, or repairs to hidden conditions. If an exclusion is not written down, it becomes an argument later.

Allowances

When a selection is not made yet, such as tile or fixtures, the proposal should say how much is budgeted for it. If your choice costs more, the difference is added. If it costs less, you save.

Schedule

A start window, the main phases, and the lead times for cabinets and stone that could move the schedule.

Change orders

Changes should be priced and approved in writing before the work happens, not after.

Payment terms

Payment milestones tied to progress, spelled out in the agreement. Ask any contractor to explain their schedule and make sure you understand it before you sign.

Warranty and close-out

What is covered, for how long, and how to request service. A final walkthrough and punch list should be part of the process.

At UG Renovations, every project starts with a walkthrough and a written scope. Request an estimate.
